Advertising rental homes

You go to Craigslist and you’re going to advertise a rental home. It’s your house so you can advertise it however you want, right? Absolutely….not. You  have to follow the Fair Housing Act, which says you cannot discriminate based on race, color, national origin, religion, sex, familial status, or handicap, and it extends into your advertising. For example, you cannot advertise that your property is ideal for a “single person” because that would be violating the familial status part of the Fair Housing Act. You CAN however, limit the number of tenants in the house per bedroom (for example, two occupants allowed per bedroom). You just need to make this clear in your Tenant Selection Criteria.
